Introduction

The real estate business like many other businesses has migrated online enabling a faster delivery of information between clients and agencies. The web enabled a cheaper more comfortable environment for the real estate agencies allowing them to cut costs and enlighten offer competition.

While the prices for houses, apartments and other properties in Bulgaria are much lower than the rest of the West-European countries so many foreigners buy villas, houses and apartments in Bulgaria as a vacation residences. So a new target audience / potential clients are born and this demand must be satisfied. Unlike the home web sites that offer Bulgarian properties to Bulgarian residents or people who occasionally or temporary live, study and work in Bulgaria, these web sites are dedicated mostly to people who plan to buy properties in Bulgaria and live abroad.

BulRex LTD. Sofia, is a Bulgarian real estate agency who started quite late on the online real estate market faced with powerful competition in its branch. When Mr. Alek Peev came to us he wanted a website that can compete with the existing offerings on the online real estate market, give them full control over the property publishing and had minimal support cost. Such a website should have an easy to use navigation on the client side and a easy to manage administrative back-end. The first suggestion we made was our RealEstateCMS™, a product that we have been developing for a while.

RealEstateCMS™ System overview

The system is module based Content Management System (CMS) solution optimized for real estate agencies. The system is written in PHP and uses either MySQL or PostgreSQL database to store the information. The file extension for the public website is .realestate which helps scientifically in ranking higher in the search engines.

The set of currently available modules include hot offers, new offers, randomly selected featured property, real estate publications and news, mailing list, a contact for property system, ask a friend, mailing list, SEO optimization and research, statistics, dynamic region management and more.

This module based structure enables dynamic module control, which gives full control over the content displayed on the public web site and bandwidth control. When the system receives more visits than expected and supported by your hoisting plan, you can disable some of the modules to save on traffic and improve the general performance of the site.

The administrative part of the web site (the control panel), is a user friendly environment for the site managers. Everything is just three clicks away, which makes changing or adding properties as fast as possible.

The intuitive navigation was the key point in the system design enabling an user with basic computer skills complete all property management tasks.

Although learning the basics of HTML is an easy and quite simple thing to do, an integrated WYSIWYG Editor gives more control over the formatting of the real estate offers without forcing the user to mess with the HTML code directly.

An animated map of the country enables a visual representation of the property's location and gives more possibilities for search criteria, based on logical expressions.

The management of ad types is easy so switching an offer from "FOR SALE" to "RESERVED" and finally to "SOLD" is made in a second.

The customization for BulRex's needs

BulRex is a Bulgarian real estate agency and Bulgarian is the native language of BulRex's workers, so we had to translate the administrative part of the website to Bulgarian. Since the system is designed to be easy expandable and modified this was made in no time.

The public web site was optimized for better search engine performance on the related keywords to their business. An additional SEO optimization and research modules were written which give them more control of the optimization process. Link popularity, page rank, number of indexed pages, keyword ratings in all mayor search engines are just some of the functions that were integrated in the RealEstateCMS™ customization that we made for them.

In the end we were looking at a powerful, serious looking web portal offering Bulgarian real estate properties (apartments, houses, lands, agricultural lands and more). The reworked logo and image of this Bulgarian real estate agency was lunched in the online world.
